Non-Residential Building

Non-residential buildings are divided into two categories:

  • Non-Residential Business buildings
  • Other Non-Residential buildings  

A Non-Residential Business building is one in which the named insured is a commercial enterprise carried out to generate income and the coverage is for:

  • A building designed as a non-habitational building
  • A mixed-use building in which the total floor area devoted to residential use is:
    • 50% or less of the total floor area within the building if the residential building is a single family property;
    • or 75% or less of the total floor area within the building for all other residential properties.
  • A building designed for use as office or retail space, wholesale space, hospitality space, or for similar uses.

Examples of non-residential business buildings include but are not limited to: 

  • Small businesses
  • Mercantile buildings
  • Commercial agricultural buildings
  • Industrial buildings
  • Warehouses
  • Commercial garages
  • Nursing homes
  • Licensed bed-and-breakfasts
  • Hotels and motels with normal room rentals for fewer than 6 months
